Real Estate Broker in Northbrook, Chicago and Suburbs Winfield Cohen Publishes a Rightsizing Roadmap

Oct 23, 2026

Winfield Cohen is a real estate broker with Keller Williams Success Realty’s North Shore Group in Northbrook, Illinois, serving Chicago’s North Shore and Northwest Suburbs since 2004. A Certified Probate Real Estate Specialist, he published a four-phase roadmap helping homeowners plan, declutter, prepare, and move.

NORTHBROOK, Ill., October 23, 2026 -- For a homeowner who has spent twenty, thirty or forty years in the same house, deciding to move is rarely just another real estate transaction. It can mean sorting through decades of belongings, determining what furniture will fit in a smaller home, comparing a condominium with a ranch or townhome, weighing proximity to family against the pull of a familiar neighborhood, and recalculating property taxes and monthly maintenance. Sometimes it means selling a home tied to an estate or major family transition.

Winfield Cohen of Keller Williams Success Realty: North Shore Group, who has served Northbrook, Chicago's North Shore and the Northwest Suburbs since 2004. He prefers the word “rightsizing” to “downsizing” because the goal is not necessarily to have less house, but to find the right home for the way someone wants to live now.

“Rightsizing is really about deciding what you want the next chapter of your life to look like and then building the move around that,” Cohen said. “There are financial decisions, emotional decisions and logistical decisions, and they all deserve a clear plan.”

Why Longtime Homeowners Start Thinking About a Move

According to the National Association of REALTORS® 2026 Home Buyers and Sellers Generational Trends Report, as summarized by Virginia REALTORS®, baby boomers represented 55 percent of home sellers and 42 percent of home buyers, making them the largest group in both categories for the second consecutive year.

The report found that 41 percent of sellers and 31 percent of buyers cited wanting to be near friends and family as a reason for moving. More than half of younger and older boomers used proceeds from selling a primary residence as the down payment on their next home.

Cohen says this makes planning the sale and purchase together especially important. Illinois REALTORS® reported that in July 2026, the median sale price across the nine county Chicago metro area reached $401,000, up 6.8 percent from a year earlier, while the number of homes for sale fell 11.9 percent to 13,970.

Homeowners consider rightsizing for many reasons, including reducing yard maintenance, finding a single level floor plan, moving closer to family or healthcare, and freeing up time and money for travel and hobbies. Cohen recommends starting early rather than waiting until circumstances force a rushed decision. Depending on the amount of sorting required, market conditions and the availability of a suitable next home, a transition can take several months.

Cohen’s Four Phase Rightsizing Roadmap

Phase One: Preparation and Planning, Six to Twelve Months Out

Homeowners should first consider their desired lifestyle, whether that means a condominium, an active adult community, a smaller home or living closer to family.

Cohen recommends consulting financial professionals early. The IRS allows eligible homeowners to exclude up to $250,000 in home sale gains, or $500,000 on a joint return, subject to requirements. Homeowners aged 65 and older may also qualify for the Cook County Senior Exemption, which reduces a qualifying home’s equalized assessed value by $8,000.

Planning may also involve real estate professionals, move managers, estate sale specialists, contractors, movers, cleanout services and legal representatives for probate or trust matters.

Phase Two: Sorting and Decluttering, Three to Six Months Out

Sorting decades of belongings can be challenging. Cohen recommends starting with less sentimental spaces, such as a pantry, guest room or linen closet, before tackling attics, basements and family photographs.

Homeowners can sort items into four categories: keep, sell, donate or discard. Measuring furniture against the next home's floor plan helps avoid moving items that will not fit. For unused belongings, the one year rule can help guide decisions. Scanning photographs and important documents also preserves family history while reducing storage needs.

Phase Three: Preparing the Home for Market, One to Two Months Out

Once belongings have been reduced, attention turns to the property. Cohen cautions that an expensive remodel is not always necessary. Instead, he recommends improvements that make a home look clean, maintained and easy to understand, including fresh neutral paint where needed, working lighting, professional carpet cleaning, minor repairs, decluttering and improved curb appeal.

Packing away some family photographs and collections can help buyers picture their own belongings in the space. For older properties, a pre listing inspection may identify manageable issues involving plumbing, electrical systems, roofing or aging mechanical equipment before a buyer’s inspection. Whether an inspection makes sense depends on the property.

Phase Four: Moving Week and the First Days in the New Home

Cohen recommends preparing a first day essentials box with medications, toiletries, phone chargers, important documents, a change of clothes, bedding and other items that must remain accessible.

After arriving, setting up the bedroom and bathroom first can make the initial night more manageable. Other unpacking can wait until the essentials are in place.

Choosing the Right Home and Community

Cohen says the next residence deserves as much consideration as the property being sold. Options for Northbrook area homeowners include condominiums, townhomes, ranch and single level homes, independent living residences, and 55+ or active adult communities in areas such as Glenview, Buffalo Grove, Deerfield, Lincolnshire, Barrington, Highland Park, Lake Forest, Wilmette and Arlington Heights.

The right choice depends on priorities such as maintenance, stairs, garage space, room for visiting family, association fees, access to transportation and healthcare, community activities, and proximity to friends and family. Some homeowners want social amenities, while others simply want fewer repairs and a home that is easier to manage.

Cohen also cautions against assuming a longtime family home needs a major renovation before it can sell. The appropriate strategy depends on the property and buyer demand in its neighborhood and price range. Northbrook, Deerfield, Glenview, Highland Park, Wilmette, Winnetka and Lake Forest can differ in inventory, property types and pricing, making local comparable sales and current competition important considerations.

Probate Experience and Life Transitions

Cohen holds the Certified Probate Real Estate Specialist designation. His probate practice includes coordinating with attorneys, executors, beneficiaries and appraisers on estate property sales, including paperwork, deadlines, cleanouts and determining market value.

Probate and conventional rightsizing sales are different, but both can involve years of belongings, multiple family members, repair decisions and emotionally significant deadlines. Cohen says this experience informs his work with homeowners navigating major life transitions.

“A successful downsize should feel like you are moving toward something, not simply giving something up,” Cohen said. “The home may be smaller, but if it gives you more time, less maintenance, the right location and a lifestyle that fits where you are today, that is a successful move.”

Boatwright takes oath of allegiance

Boatwright takes oath of allegiance

BENNIE Boatwright moved closer to becoming a naturalized Filipino citizen and a possible stint with the men’s national basketball team after taking his oath of allegiance to the Philippine flag recently. The Samahang Basketball ng Pilipinas (SBP) posted a photo of Boatwright taking the oath at the Philippine consulate in China, where the 6-foot-10 Boatwright currently plays as import for the Fujian Sturgeons in the Chinese Basketball Association. The 30-year-old Boatwright simply needs to complete the final step of securing a Philippine passport so he can finally play for Gilas Pilipinas as a naturalized player. SBP is hoping that the former San Miguel Beer import can get his Philippine passport in time for the November window of the Asian Qualifiers for the 2027 FIBA World Cup. The Philippines will next face Syria and Iran in Seremban, Malaysia. Boatwright’s naturalization lapsed into law in September as President Ferdinand Marcos Jr. neither signed nor vetoed the bill after 30 days on his desk. Having Boatwright as a naturalized player for Gilas Pilipinas in the coming Asian Qualifiers is a huge boost for the national team considering that Justin Brownlee has been hounded by multiple injuries to his legs and hamstring. National coach Tim Cone also revealed Brownlee has been dealing with heart issues. Brownlee managed to play against New Zealand during the July window in Auckland but missed the away game against Australia in that same window as the SBP announced he sustained multiple injuries. He did not play for Gilas Pilipinas in its last two home games against Iran and Jordan.

Gandler still adjusting to Capital 1’s system

AFTER playing three official games with Capital 1, Vanie Gandler admits she is still struggling to get into the swings of things with her new team. Gandler, the 2026 All-Filipino Conference Most Valuable Player, signed with Capital 1 in the off-season after her old team Cignal left the league. Despite the lofty expectations, the 25-year-old gunner said she is still adjusting to the system under head coach Jorge Souza de Brito but is confident she can contribute to the team. “It's okay so far. I think I've seen so much progress with our connection throughout the games. I was struggling at the start, but we always make sure to communicate. I'm being patient with it,” said Gandler, who scored 10 points in a five-set victory over ZUS on Tuesday.  “We're all being patient with our connection because we know that it's really a process and we can't force it,” she added. Gandler averaged 12.33 points in her first three games with Capital 1 which currently has a 2-1 win-loss record in the PVL All-Filipino Conference Siklab Series Gandler, however, is thrilled and grateful to have sophomore star Bella Belen by her side to take the load in scoring. “And of course, with regards to having Bella in the team, I'm very grateful of course that Bella's able to hold our ground while I'm still trying to find my rhythm,” Gandler said. “I'm still trying to find my role here in the team, but Bella's ever reliable so we're very grateful to have her.” Belen scored a career-high of 35 points in a win over Akari, followed by a huge 29-point outing against ZUS. Gandler, meanwhile, pointed out that all three games of Capital 1 in the tournament were 5-setters which helped build character for the team. “Yeah, I was talking to coach after the game and I was saying that it's good that our team is being exposed to these high-pressure moments this early on. Especially this early on in our journey together as this core. Of course, what's important is that we win,” she said. Capital 1 (2-1) looks to extend its winning streak to three when it faces winless PLDT (0-2) on Oct. 24 at the Filoil EcoOil Centre in San Juan City.

Edwards, Timberwolves spoil Giannis’ Heat debut

LOS ANGELES — Minnesota star Anthony Edwards erupted for 45 points as the Timberwolves spoiled two-time NBA Most Valuable Player Giannis Antetokounmpo’s Miami Heat debut with a 131-106 triumph on Wednesday (Thursday in Manila). Edwards, teaming seamlessly with new arrival LaMelo Ball, added 10 rebounds and three assists. He had nine of the Timberwolves’ 21 three-pointers while Ball, who joined from Charlotte this season, drilled five treys on the way to 21 points. “At this point, me and him are gonna be like best friends,” Edwards told ESPN in an on-court interview before exchanging a beaming hug with Ball. Antetokounmpo, the former Bucks talisman who captured one championship and two Most Valuable Player awards in his 13-year tenure in Milwaukee, looked the part, connecting on 13 of 19 attempts from the floor on the way to 35 points with six rebounds. But the Heat as a whole — widely tipped as Eastern Conference contenders after landing Antetokounmpo — had no answer for the Timberwolves. “We’re going to have to step up our defense,” said Heat coach Erik Spoelstra, who added Miami’s offense “did not look like us.” The second night of the new season featured an array of familiar faces in new places. In Washington, Anthony Davis made his Wizards debut nine months after he was acquired from Dallas in a blockbuster trade and spearheaded a 128-118 victory over the Bucks. Now recovered from hand and groin injuries, Davis scored 34 points and pulled down 12 rebounds drawing chants of “MVP!” from Wizards fans who suffered through the team’s league-worst 17-65 campaign last season and saw top draft pick AJ Dybantsa suffer an ankle injury in the team’s pre-season finale. Trae Young, who was also acquired by Washington last season but played just five games for them because of injury, added 20 points and 13 assists in the Wizards’ first season-opening win since 2022. Tyler Herro, acquired in the trade that sent Antetokounmpo to Miami, led the Bucks with 24 points and Jaime Jaquez Jr., who arrived in the same deal, added 22. It was back to the future in Toronto, where the Raptors welcomed the return of Kawhi Leonard with a 135-92 blowout of the Chicago Bulls. Leonard, who led Raptors to their first NBA title in 2019, is back after a trade from the LA Clippers — a deal delayed by a league probe that found the Clippers and Leonard violated salary-cap circumvention rules, leading to stiff sanctions for the club. Leonard made five of 17 of his shot attempts but made all 11 of his free throws on the way to 23 points. Scottie Barnes and Immanuel Quickley also scored 23 points each for the Raptors, who led by as many as 48 points in the wire-to-wire triumph. Triumphant Haliburton return Indiana guard Tyrese Haliburton, playing his first game since he tore his right Achilles tendon in Game 7 of the 2025 NBA Finals, scored 13 of his 23 points in the fourth quarter and added 12 assists as the Pacers edged the Pelicans 123-120 in New Orleans. Haliburton, who put the Pacers ahead for good with a driving basket with 1:23 to play, was overcome with emotion in an on-court postgame interview. “It means a lot to be back out here,” he said, wiping away tears. Dallas guard Kyrie Irving, playing his first game in more than 19 months after recovering from a torn anterior cruciate ligament, scored 15 points for the Mavericks in a 128-110 loss to the Houston Rockets — who had 30 points apiece from Kevin Durant and Jabari Smith Jr. AFP
